Why KL bathrooms grow mould faster
This is the most climate-driven job we do. KL runs hot and humid all year, and a lot of condo bathrooms have no window at all – just an exhaust fan that’s rarely switched on. The result:
- Black mould inside the silicone: once the stains are under the surface, no amount of scrubbing or bleach brings the bead back – the colony is inside the material. Replacement is the only real fix, which is why we always strip the old bead completely.
- Anti-fungal silicone matters: we reseal with sanitary-grade, anti-fungal silicone. In this climate ordinary general-purpose sealant can start spotting within months.
- Powdery grout lets water through: old grout goes chalky and porous, and every shower pushes water under the tiles. In a high-rise that water has one place to go – the ceiling of the unit below.
- The letter from management: interfloor leakage is the classic KL condo dispute. If your downstairs neighbour’s bathroom ceiling is staining, resealing the wet-area joints and regrouting the floor is the first, cheapest thing to rule out – long before anyone talks about hacking tiles.
- Honest limits: if the waterproofing membrane under the tiles has failed, no silicone will save it – that’s a retiling/waterproofing job, and we’ll tell you so instead of selling you a reseal that won’t hold.

Can mouldy silicone be cleaned instead of replaced?
Not once the black is inside the bead. Surface mildew wipes off, but embedded mould means the silicone must be stripped out and replaced – anything else is cosmetic and comes back within weeks.
How long before I can use the shower again?
About 24 hours. The silicone needs that time to cure before it touches water, so we usually suggest doing the master bathroom while you can use the second one.
Why does the mould keep coming back after I rescrub it?
Because the source is inside the old sealant and the room stays humid. Replacing the bead with anti-fungal silicone plus actually running the exhaust fan after showers breaks the cycle – one without the other usually doesn’t.
Water is dripping into my neighbour’s unit below. Will regrouting fix it?
Often, yes – failed grout and floor-joint silicone are the most common cause of interfloor leakage in KL condos, and resealing is the cheapest first step. If the waterproofing membrane itself has failed, we’ll tell you honestly that it needs retiling, not silicone.
How long does the work take?
