Aircon leaking water repair starts with finding where the water escapes. With an indoor unit it is nearly always one of four things: a blocked drain, a dirty or cracked drain tray, a unit that is not level, or ice melting off the coil. We trace the leak to its source and fix it, then run the unit to confirm it stays dry.
When you need this service
- Water dripping from the indoor unit cover
- A wet patch or stains on the wall under the aircond
- Puddles on the floor, which in a condo can reach the unit below
- A gurgling sound from the drain line
- A leak that only starts after long use or overnight
- A unit that leaks and has stopped cooling at the same time, often a sign of ice on the coil
Common causes of indoor unit leaks
Humidity and dust in Kuala Lumpur clog drains faster and load the unit with more condensation. These are the causes we fix most:
- A drain line blocked with sludge or dust
- A drain tray so dirty that it overflows
- An indoor unit that tilts, so water runs to one side and spills
- A loose or broken drain pipe joint
- A cracked drain tray, which leaks behind the cover where you cannot see it
- Ice on the coil that melts in one go and floods the tray
- Dirty filters or a blocked air intake, which make the coil ice up in the first place
What the repair includes
- Finding the source: drain line, tray, pipe joint or overflow
- Clearing and flushing the drain line so water leaves the unit freely
- Cleaning and sanitising the drain tray
- Correcting the angle of the unit if it is causing the overflow
- Checking the drain hose fittings and joints
- A final test of drainage and cooling to confirm the leak has stopped
How we find the leak
We pour water into the tray and watch where it goes, which shows backflow and the edge it spills over. A spirit level shows whether the unit tilts. Then we check the coil for icing and the joints and tray for cracks.
What the drip pattern tells you
- A slow drip usually means a partly blocked drain or a dirty tray.
- A sudden heavy leak points to a drain line that is fully clogged.
- Leaking together with poor cooling suggests ice on the coil. More on that in our Troubleshooting Guide.
- A leak that starts only after hours of use means the drain cannot keep up.
- Water from one side only means the unit is not level.
If the water is near a socket or soaking into the ceiling or wall, switch the unit off and treat it as urgent.
What to expect on the day
The technician protects the floor and wall and catches the water while working. You see the cause before anything is fixed, and you get advice on keeping the leak from coming back.
Units we repair
- Wall-mounted split units, where most indoor leaks happen
- Ceiling cassette units, common in offices and condos
- Indoor units of multi-split systems
